House Rules
• The property is located in a quiet, family-friendly neighborhood. Please maintain a peaceful atmosphere and keep noise to a minimum inside the apartment and in shared areas, especially during rest hours. • No parties, gatherings, or events with unregistered guests are allowed. • For the safety of both guests and the property, exterior security cameras are installed near the main entrance only. These cameras do not face inside the house and do not record any private areas. • The property is equipped with an environmental sensor (Minut Sensor) designed to detect unusual noise levels and irregular occupancy. The sensor does not record audio or capture images. Its purpose is to ensure a quiet, safe environment and respect for neighbors. It measures only abnormal noise levels and general motion patterns that may indicate occupancy exceeding the number of guests specified in the reservation. If noise or occupancy exceeds reasonable levels, an automatic alert is sent to the property manager for immediate action. The sensor operates only during the stay and is not used for any other purpose. • Any person entering or staying at the property beyond the number of guests listed in the reservation will be considered an additional guest for occupancy purposes, even if they do not stay overnight. Occasional visits captured by the exterior cameras may also be counted as additional guests unless approved in advance by the host. • It is strictly forbidden to drag furniture, rearrange items, or alter the layout of the home without prior approval from the property manager. • All garbage must be disposed of only in the building’s designated trash bin, located at the entrance to the large parking area. Leaving trash in the stairwell or common areas is strictly prohibited. • Repeated disturbances or excessive noise may result in immediate termination of the reservation without refund. • A copy of each guest’s passport and entry visa must be provided prior to arrival. • Israeli citizens are subject to an additional 18% VAT, which will be charged immediately upon completion of the reservation. For guests who are foreign residents, the VAT amount will be fully refunded upon presentation of a valid passport and B2 entry form, in accordance with Israeli VAT regulations. • Tourists who are not Israeli citizens are exempt from VAT upon presentation of a valid passport and entry visa. • Any change in the number of overnight guests must be approved in advance by the host.

Please note: • The penthouse has internal stairs between the two floors, and each level has a glass door that can be closed for child safety. • Guests receive a physical key for the building – ideal for Shabbat observers, as it avoids using the intercom or digital code. • This is a family-friendly residential building, so we kindly ask guests to keep noise levels reasonable, especially at night. • Each suite has its own private bathroom – enjoy full privacy. • Two separate entrances – one per floor – for added flexibility. • Free parking for one car, and optional second space available upon request (fee applies). • Booking early is recommended – dates fill up fast!
